Investigation of Community Resilience To Earthquake Hazards: the Case of Bayraklı, İzmir
    (01. Izmir Institute of Technology, 2024) Elburz, Zeynep; Güngör, Melisa; Elburz, Zeynep

Land Suitability Analysis for Vineyard Cultivation in the Izmir Metropolitan Area
(MDPI, 2022) Salata, Stefano; Özkavaf Şenalp, Sıla; Velibeyoğlu, Koray; Elburz, Zeynep
The grapevine, so-called Vitis vinifera L., is one of the most diffuse perennial crop plan-tations in the world due to a flourishing market that shaped the landscape and the societal val-ues. Turkey has been a historical vine producer, counting on an overall vineyard extension of 550,000 hectares. Besides, Turkey has some favorable pre-requisites to be one of the most fertile lands for vineyard production: variegated topography, rich soil diversity, heterogeneous morphology, and several micro-climatic conditions. However, establishing a flourishing and fully productive vineyard requires many years, and therefore, the selection and management of sites should be considered with great attention. Within this work, a first land suitability analysis for vineyard production has been established for the entire metropolitan area of Izmir according to the most scientifically-agreed criteria: elevation, slope, aspect, land capability, and solar radiation. These criteria were superim-posed through spatial overlay analysis using Esri ArcGIS (ver.10.8) and evaluated using the Principal Component Analysis technique. The first three bands were then extracted to define the most suitable areas for vineyard production in Izmir. The final layer has been used to define which areas can be considered for future strategic expansion and management. The discussion focuses on the Kozak plateau, where a new policy of vineyard plantation will be promoted with techniques that aim to maintain and revalorize the traditional vineyard landscapes and conserve traditional methods and practices that have evolved with the cultural values of the villagers and producers.

Spiky Metropolitan Landscapes: an Urbanometric Analysis of Growing Agglomerations
(Wiley, 2025) Elburz, Zeynep; Kourtit, Karima; Nijkamp, Peter
The spatial configuration of urban systems has garnered significant interest from various disciplines, including urban planners, economists, and ecologists, due to its interconnectedness with various aspects of sustainable development. Research on urban form suggests a departure from the conventional model of a gradually declining density gradient from the city center, giving way to a "spiky" urban landscape characterized by a heterogeneous polycentric pattern. This study aims to examine the recently emerging spiky structure of an urban agglomeration and its determinants, providing insights into the potential prospects of cities. We adopt a new quantitative modeling approach inspired by spatial econometrics and coined here 'urbanometrics'. By utilizing and testing spatial dependence urbanometric models, we seek to elucidate the factors driving these changes, with a specific focus on pluriform urban sprawl in the Mediterranean region, specifically the Izmir city-region. The findings indicate that since the early 2000s, the Izmir city-region has experienced simultaneous decentralization and the emergence of multiple centers, with sharp differences. Furthermore, the results demonstrate that the expansion of highway infrastructure, population growth, and existing convertible (agricultural or forest) land contribute to urban sprawl and the emergence of a "spiky" urban landscape.

House Price Dynamics in Izmir's Neighborhoods: a Comprehensive Approach
    (01. Izmir Institute of Technology, 2021) Sayın, Zeynep Melike; Elburz, Zeynep; Duran, Hasan Engin
The determinants of housing prices have a large place in empirical studies in the literature on housing markets. In the hedonic price modeling studies, structural and location-specific characteristics are considered as determinants under a cross-sectional study framework. Under another category, an approach is applied in which the effects of macroeconomic variables on housing prices are examined. The aim of this study is to examine the housing prices with a dynamic panel data set in Izmir through macroeconomic, neighborhood-specific and housing structural variables, to expand the scope of the related literature and to determine the effect level of these variables. Since spatial autocorrelation has been determined, the study has been extended within the scope of spatial models. The study area consists of 212 neighborhoods located in different districts of Izmir. The average housing sales data of these neighborhoods for 30 months in the 05.2017-10.2019 period were examined with 4 macroeconomic, 11 neighborhood-specific, and 9 housing structural characteristic variables, with descriptive analyses, panel linear regression, spatial autocorrelation tests, spatial panel regression, and geographically weighted regression (GWR). The results of the variables in the macroeconomic and the housing structural characteristics categories are consistent with the expectations formed as a result of the empirical literature review. The results of the neighborhood-specific variables raise new research questions. As a result of the spatial methods, a high level of spatial dependence and positive spatial spillover effects were determined. This study proves the validity of the use of spatial models in housing price research in Izmir..

Spatial Effects of Air Transport on Regional Development : Evidence From Turkey
(Fabrizio Serra editore, 2020) Nijkamp, Peter; Pels, Eric; Elburz, Zeynep
The rapid rise of aviation (including airport infrastructure) has prompted various research and policy questions on its socio-economic impact on spatial development of regions. Since the aviation industry facilitates a worldwide transportation network for business and tourism, it is considered to be a critical factor for economic growth. This study aims to analyze the relationship between air transport and regional development in Turkey, by using air passenger volume and regional employment data by means of both non-spatial and spatial regression methods. We run a Two-Stage Least Squares (2SLS) regression model with instruments to capture endogeneity, and Generalized Spatial Two-Stage Least Squares (GS2SLS) models to control for the spatial context by using data from 81 Turkish NUTS 3 regions (provinces) between 2008 and 2017. We extend the existing literature by measuring spatial spillover effects of air transport on regional growth. To the best of the authors' knowledge, this study is the first attempt to examine this link by considering both spatial effects and endogeneity problems. The results confirm our hypothesis that air transportation is an important determinant of regional employment in Turkish regions while the impact of air transport on regional employment decreases when spatial effects are taken into consideration.

Beyond Boundaries: What Makes a Community Resilient? a Systematic Review
(Elsevier, 2024) Gungor, Melisa; Elburz, Zeynep
Community resilience is an essential paradigm in an age marked by unprecedented natural and anthropocentric risks. This study aims to examine and re-interpret the main dimensions, indicators, methods, and indexes used in the community resilience discourse. For this purpose, we used The Preferred Reporting Items for Systematic Reviews and Meta-Analyses (PRISMA) framework to analyse a total number of 47 articles in the period between 2010 and 2023 (August) in the Web of Science, Scopus, and Google Scholar databases. Findings show that social, economic, physical, and community capital dimensions are commonly preferred for measuring community resilience. Education level, income, PVA (Potentially Vulnerable Areas), medical capacity, and community networks are widely used as indicators. Although social, economic, and physical dimensions and indicators are commonly used, our empirical results demonstrate these stereotyped dimensions and indicators do not exhibit significant relationships for investigating community resilience. On the other hand, community networks and place attachment as indicators of community capital show substantial correlations. This incongruity uncovers the complex dynamics of community resilience by highlighting the importance of capital-based dimensions and the area-specific paradigm shift in selecting indicators.

Analyzing Housing Price Determinants in Izmir Using Spatial Models
(Elsevier, 2022) Sayın, Zeynep Melike; Elburz, Zeynep; Duran, Hasan Engin
The vast majority of the studies on house price dynamics focus on either structural/locational/demographic variables in a cross-sectional setting (i.e., hedonic price modeling) or on the impact of macroeconomic fundamentals in a time series framework. In this work, we argue that both approaches fall short of providing adequate information as cross-sectional analyses largely ignore the macro-dynamics, whereas time series approaches fail to incorporate the cross-sectional dimension. Current work combines both dimensions in a panel framework and provides, in this way, a methodological contribution as well as more informative analyses as it captures the impact of a wide array of variables. Thus, this study examines the housing prices in Izmir/Turkey by adopting the above-mentioned dimensions with both panel and spatial panel regressions. The study area consists of 212 neighborhoods located in different districts of Izmir. The period of analysis covers 30 months between 2017 and 2019. As an outcome of the empirical analyses, both structural/demographic, and macroeconomic variables were found evidently important. Hence, it is understood that all dimensions (structural/locational/demographic, macroeconomic) should be incorporated into comprehensive modeling. A high spatial dependence and positive spatial spillover effects were also detected.

Well-Being and Geography: Modelling Differences in Regional Well-Being Profiles in Case of Spatial Dependence—evidence From Turkey
(MDPI, 2022) Kourtit, Karima; Nijkamp, Peter; Elburz, Zeynep
The aim of this study is to provide a new quantitative perspective on the geography of well-being using an urban–rural typology and characteristic city size elements in order to detect where people are happier and to examine the determinants of well-being by considering spatial dependence effects. We use 81 NUTS 3 regions and the time period 2012–2019 to analyse the geography of well-being for Turkey with panel and spatial panel models. Our results show that living in an urban area, in general, makes people happy, but that density negatively affects well-being. In addition, city size matters for enhancing well-being. We also analyse the determinants of well-being by using several socio-economic well-being indicators. Next, the aspatial and spatial model results based on spatial econometric regressions show that education, health, employment, and income are all important for well-being, whereas indirect effects (spillovers) of these indicators also exist. Our results indicate that ignoring spatial effects causes a misinterpretation of the effects of critical determinants of well-being in geography.
